Northeast

Northeast area boundries are: South of Woodman Rd, west of Powers Blvd, north of Austin Bluffs Pky including north of Barnes Rd.  School District: Colorado Springs District 11 and Academy District 20.

Neighborhoods within the Northeast area include: University Park, Wagon Trails, Vista Grande, St. Andrews, Newport Heights, Pulpit Rock, Falcon Estates, Woodman Hills, Canyon View, and Sundown. Type of homes include a mix of newer luxury homes and older homes. 2011 Average sold home price: $220,000. Average Days On Market: 89.


northgate

Northgate

Northgate is located in the northern most part of Colorado Springs and is one of the newer communities. Conveniently located near I-25 and the Air Force Academy, this area just south of Monument boasts views of Pikes Peak, variety of local shopping, and parks and trails for outdoor enjoyment. School District: Academy School District 20.

Old Colorado City

Old Colorado City is the largest portion of Colorado Springs' west side as well as the oldest city in the Pikes Peak region. Located north of US Hwy 24 and bordering Interstate 25, Old Colorado City consists of older and smaller established homes along tree-lined streets. Old Colorado City is a popular tourist area with its long history, unique shopping area and restaurants, and local festivals and attractions throughout the year . Southeast

Southeast area is generally located west of Colorado Springs Airport and Peterson AFB, South of Platte Avenue, North of Drennan and West of Circle Drive South. This area ranges in smaller older inexpensive homes to newer and larger more expensive developments.  School District:  Colorado Springs School District 11, Harrison District 2.

west

West

The West area of Colorado Springs consists of areas east of Manitou Springs outside of Old Colorado City. Homes range from 1950s homes in established areas to upscale modern homes in gated and golf communities. The West area boasts Garden of the Gods, open spaces along the foothills. School District: Colorado Springs School District 11.

The Central area is located just East of I-25 within and just outside the downtown area. The Powers area is located between Powers Blvd and Marsheffel Road, with Woodman Road to the north and Colorado Springs Airport to the south. This is one of the fastest growing communities in Colorado Springs and is popular for its affordable entry level homes and convenient location to military bases. Powers Blvd is home to an abundance of shopping and restaurant activity both local and nationally owned. School District: Falcon School District 49.

Manitou Springs

The town of Manitou Springs is located just west of Old Colorado City and east of the Ute Pass area. This unique and vibrant town is popular for its shopping, festivals, Cog Rail to Pikes Peak summit, and an abundance of recreational activites for both locals and tourists. Although the feel is a mountain town this area is located conveniently adjacent to Colorado Springs.  Many homes have mountain and hillside views while other homes are located along the downtown area. School District:  Manitou Springs School District 14.

The Northwest area is located just west of I-25 and south of the Air Force Academy. Blackforest

Blackforest is located in the far northeast area of unincorporated El Paso County. This heavily wooded area consisting of Ponderosa Pines is home to private larger acreage lots with home styles ranging from log cabins to suburban homes to upscale residences.  Properties may be horse-zoned, and may have well and septic utilities. School Districts: Academy School District 20, Falcon School District 49, and Lewis Palmer School District 38

Southwest

The Southwest area of Colorado Springs is located at the base of Cheyenne Mountain and encompassing neighborhoods within and just north of Cheyenne Canon. The most famous area is the Broadmoor District which is home to the 5-star Broadmoor Hotel and multi-million dollar homes within a gated community. The diverse southwest area is an attraction to outdoor enthusiasts and provides tourism activities such as Seven Falls.   School Districts: Cheyenne Mountain School District 12, Harrison School District 2, and private Colorado Springs School.
